You'll get 100% financing with no private mortgage insurance (PMI) required and a minimum borrower contribution of only $500. I recently got a Neighborhood Commitment Loan through Harris Bank. It helped me purchase and start the payments on my first home. I got a reasonable monthly rate and payments on top of that. Nice service.
