Totally agree, We have been waiting since january, long story short: good credit, never late, the loan officer kept saying to have patient, 3 month later an appraiser comes and the bank says thay wants our bathroom downstairs finished first. The loan officer switch us to a product that according to her might be better, but that we need to wait because they are waiting on federal money too, next thing we know is we get a denial letter saying that our appraisal came too low(27k more than we owe though) I called the officer she says not to worry because it was a by mistake letter since we switch to another program that they "inadvertely sent that letter, but that in 2 weeks we should be seing some light at the end of the tunnel, it has been over a month since then and the loan officer finally said to us that our loan is in "limbo" what tdoes it mean? is US bank going down? If people with good credit are having this kind of issues what is happening to the people close to foreclosure? Very frustrating!!

In response to sandieb: You are not the only one; hopefully they will not deny you like they did to me AFTER I had paid them the appraisal fee and the application fee!!! They indicated that they were not able to determine whether my home was my primary residence? Huh? They asked me all kinds of quesions which I answered each time and at which time they confirmed that it was my primary residence (duh) and then at the end, said they weren't sure. And my current mortgage is with them, so it is in their interest to deny it, because they make more money off the loan Now that the rates are up to almost 6% (from my lock in rate of 4.875%), I am between a rock and a hard place because if I went to another company, my interest rate would be higher. What a scam on their part. I am interested to find out if anyone else has had a denial experience like mine or due to another reason as I would like to find out if this is occurring to other people. I am considering litigation against US Bank for the money I have paid and the damages due to not being able to get the low interest rate any longer.

I am beginning my fifth month of waiting for US Bank to complete my refinance. I have a credit score over 800. Am refinancing less than 25% of my home's appraised value, have excellent income and no other debt. I cannot get a status report from anyone at the bank. Interest rates have risen 1.0 percent since I received my good faith estimate in February 09 (it is now June 09), and I am afraid I have missed the opportunity to share in the savings my friends and relatives (who bank elsewhere) have enjoyed. All I hear is that my loan "is in the pipeline". Am I the only one with this problem with US Bank?
